Mixed-use redevelopment planned at Richardson's south gateway

 Owners of an aging office building at the south gateway to Richardson are working on plans for a new mixed-use development.

The retail, office and residential project would surround the Comerica Bank building at the northeast corner of U.S. Highway 75 and Spring Valley Road. Property owner Serene Global plans to develop three additional buildings surrounding the existing 6-story, 76,000 square-foot office building on the site.

The largest of the planned additions to the property would be a 14-story retail, parking and apartment tower on the north side of the site, according to designs presented to Richardson's planning and zoning commission. The proposed tower would have 15,000 square feet of retail space, 509 parking spaces and 160 apartments.

 
A 2-story retail and office building and 3-story retail and office building would be constructed near the corner of U.S. 75 and Spring Valley. And an existing motorbank on the site would be demolished and replaced.
 
The two small buildings will include close to 20,000 square feet of commercial space and rooftop deck areas. The tower will have an amenity deck for the residential units constructed on top of the parking garage.

The current building will also get a redo, said Jack A. Romigh with Serene Global.

"We are doing quite a bit of work to the existing building, mostly decorative stuff — repainting and refinishing and the neon lights on the outside we plan to change to LED," he said.

Romigh said in filings with city planners that the developer is of "strong belief that the project will enhance the corner property and this gateway entry into the city of Richardson."

The new buildings will have a combination of glass, masonry, stucco and metal exteriors.

"We tried to keep the materials very simple but bold," Romigh told plan commissioners. He said the planned tower will stand out on the east side of U.S. 75.

"There will be views of all of Richardson, Dallas and probably Plano from the higher levels of this building," Romigh said.

The redevelopment will start with the smaller retail and office buildings. Richardson's plan commission unanimously approved the project plans.

"I'm excited about it and the investment it represents," plan commissioner Stephen Springs said.
