Large datacenter planned for Richardson

A large new datacenter project is on the way in Richardson.
 
The planned project would be the latest addition to one of the fastest growth datacenter markets in the country, according to a new study by commercial real estate firm JLL.
 
Digital Realty Trust Inc. has filed plans with Richardson for a large addition to its Digital Dallas project on Collins Boulevard.The more than 470,000-square-foot 3-story datacenter would be built on more than 20 acres at the northwest corner of Security Row and International Parkway.The new building would be constructed next to a smaller datacenter already located on the block.
 
Digital Realty – one of the largest operators of datacenters around the country – in 2009  bought controlling interest in the 69-acre former Collins Technology Park in Richardson. The property consisted of seven original buildings with almost 800,000 square feet.Digital Realty has been converting those buidlings into datacenter use while making plans for construction on sveral vacant sites in the project.
 
The planned datacenter building would be one of the largest such projects in the Dallas area.North Texas was the second fastest growing datacenter market in the country in 2015, behind only suburban Washington, D.C., according to a new report by commercial property firm JLL.“We are continuing to have record absorption here,” said JLL’s Bo Bond. “Those numbers do not include corporate build-to-suit projects like Facebook and State Farm.”Bond sees an increase in Dallas-area datacenter construction this year because of high-leasing volumes last year.
 
“We re having a significant amount of datacenter providers that will need to build in 2016 because the supply has shrunk significantly,” he said.  “The amount of job creation and headquarters relocations here do increase our datacenter needs.’
 
Bond said the next generation of projects will be bigger and will include more ground-up construction, rather than converting old commercial buildings.
 
“We are pulling away from that,” he said. “Retrofitting existing facilities still happens if there is something in the facility that gives them an advantage.”
