2005 A Good Year For Retail Development In Richardson

With at least nine retail-related projects that have been announced, are under construction or recently completed in Richardson, residents and the business community are excited about the prospect of so many new shopping and dining options in the city. Five of the projects are new construction and at least four more are re-development or re-model projects.

An additional five re-development projects are under consideration for 2006, said Sue Walker, vice president of economic development for the Richardson Economic Development Partnership, a joint effort of the City of Richardson and the Richardson Chamber of Commerce.

The five new construction projects are:

1) In November developers announced plans for a urban-style retail, office, apartment project on the southeast corner of Campbell Road and Central Expressway. The Eastside project will include 90,000 square feet of retail and restaurants, 450 upscale apartments, and 34,000 square feet of new office space.

2) Phase I of Breckenridge Corners II, on the northwest corner of Renner Road and North Star in far northeast Richardson, was completed in 2005 and has eight tenants. The 14,000-square-foot Phase II is now pre-leasing.

3) The Shire is under construction on the southwest corner of Jupiter and 190/Bush Turnpike. It includes The Silver Fox Steakhouse, which sits at the front of the development, two buildings with a total of 34,000 square feet of retail/services and 34,000 square feet of professional offices on the upper level.

4) Construction crews broke ground on the 190/Central Center in June. Located on the south side of 190/Bush Turnpike, just west of Alma Road, it will be a 40,000-square-foot retail center.

5) The Prosper Center is located on the southeast corner of Polk and Greenville Avenue and has 16,000 square feet of retail space.

The four re-development or re-model projects are:

The II Creeks development is under construction at Lookout Drive and Custer Parkway.

1) II Creeks, located on the northwest corner of Lookout Drive and Custer Parkway, will include 60,000 square feet of remodeled retail/service space, 38 new upscale patio homes and 18 new high-end townhomes.

2) Last spring, Starbucks and Potbelly Sandwich Works opened on what was once the site of a gas station on the southwest corner of Campbell Road and Central Expressway.

3) Sitting on the southwest corner of Belt Line Road and Central Expressway is the Richardson Heights Shopping Center. It has a new owner who plans to remodel the 200,000+ square-foot center.

4) Finally, Simon Property Group, which owns the Richardson Square Mall on the southeast corner of Belt Line and Plano roads, is preparing plans for this retail site which will be announced in the first quarter of 2006.

Also in 2005 the following new restaurants and retailers were announced or located in Richardson:

  • Casa Milagro - EastRich Shopping Center at Plano and East Campbell;
  • Stuie's Deli and Grill - Promenade North at Coit Road south of Arapaho;
  • Nude Furniture - also in Promenade North;
  • Venezia's Italian Grill - second location in Canyon Creek Plaza, West Campbell at Collins;
  • Taco Cabana - in the former Schlotzsky's location on Alamo, north of Campbell Road;
