Fossil Stays, Will Expand In Richardson

Fossil Inc., a major local employer and a global company with almost a billion dollars in sales of watches, jewelry and accessories worldwide, has decided not only to keep its headquarters and manufacturing in Richardson, it has also purchased another major building to expand its operations here.

Fossil owns and has occupied its 188,840 square-foot headquarters building at 2280 N. Greenville Ave. in Richardson's Campbell Creek Business Park, since June 1995. With more than 850 employees at this location and continued growth, the company recently examined expansion opportunities in the area.

Fossil has decided to stay in Richardson and has purchased the 131,541-square-foot, three-story Fall Creek I building on 11.1 acres and the adjacent 8.1 acres at 2323 N. Central Expressway. The site is less than half-a-mile across Central Expressway from their headquarters.

“We are pleased that Fossil has reaffirmed its commitment to Richardson, which values its presence as one of the city's major employers and an active participant in our community,” said Mayor Gary Slagel.

“The City of Richardson has always had an excellent, ongoing relationship with Chairman of the Board Tom Kartsotis, President/CEO Kosta Kartsotis and other company executives since the company located its headquarters here. Fossil is a global leader in its consumer sector, recognized for its distinctive designs and innovative marketing strategies. We are proud of the success of this Richardson company,” added Slagel.

“Fossil's decision to stay here once again demonstrates the strength of Richardson in meeting corporate needs, such as high-quality office and tech space, access to highly qualified workforce, excellent transportation linkages, and a supportive environment for diverse business enterprises,” said Charles W. Eisemann, chairman of the Richardson Chamber of Commerce. “For a consumer-oriented corporation, the Fall Creek site on North Central Expressway will give great visibility for the Fossil brand name to the thousands of travelers each day on that major highway.”

Although Fall Creek had been vacant before Taylor & Mathis acquired the leasing, “It was a matter of market timing and a company that was a good match for Fall Creek,” said Scott McGarity, vice president, Taylor & Mathis. “Fossil's reaction to the building was strong from the first moment they toured the site.

“Its location benefits from excellent access, exceptional signage opportunities and Central Expressway visibility,” McGarity said. “Likewise, the technology built into the building, the large floor plates of 44,000 rentable square feet and the high-density parking (6:1,000) were other attractions. The adjacent 8.1 acres is being planned for future development.”

The building features a sky-lit, landscaped atrium with two water features, three floors of Class A office space, and extensive power and communications infrastructure. Built in April 1985, the Fall Creek I building was renovated in 2001.

The sale in Richardson was handled by Scott McGarity and Mark Boynton of Taylor & Mathis, which has had the leasing and management of the 2323 N. Central Expressway building since 2003. Representing Fossil was Rebecca Griffin and Mike Myers of Newmark & Company Real Estate.
