Atrium Executive Business Centers Establishes Richardson Location

Atrium Executive Business Centers has established a new 60-suite location in Richardson's Telecom Corridor® area, its sixth site within the Dallas-Fort Worth Metroplex.

A provider of full-service office business centers equipped with state-of-the-art technology, Atrium Executive Business Centers recently leased an 18,247 square foot space at 740 East Campbell Road in Richardson for its newest center. Already, 17 of the 60 executive offices on the floor have been leased and are occupied.

“We like the opportunity that Atrium Executive Business Centers presents to executives, entrepreneurs, constantly-traveling salespeople, consultants, or branch sales and tech support offices,” Richardson Mayor Gary Slagel said. “These individuals can establish a base of operations at a prestigious location in the heart of the world-respected Telecom Corridor® area; can interact within that dynamic business environment; and if their success entails growth and expansion of their facilities, they will have nearby access to prime office, tech and commercial space or real estate. We welcome Atrium and its clients to Richardson.”

Charles Eisemann, 2005 Chairman of the Richardson Chamber of Commerce, concurred, saying, “Richardson is a business environment built on entrepreneurship, innovation and a can-do attitude by small and large companies alike. We encourage these executives and individuals to grow their businesses here.”

“I've always wanted a center at this site,” says Atrium Executive Business Centers president Dawn Curtis. “I thought this intersection -- and this building in particular at the southwest corner of Campbell and Central Expressway -- would be a good place for executive suites.

“As these executives and business people have moved northward to live during the last decade, they have wanted first-class professional offices where they can conduct their business close to where they live and with superb access to the airport, the tech community, and to downtown Dallas. So as the rooftops moved north, it has been good for us,” she added.

Formed in 1990, Atrium Executive Business Centers now has six centers – three in Plano , plus others in Allen, Fort Worth and Richardson – with a total of 445 executive offices. “The Richardson site actually replaces a nearby site, which was run by my mother, who has retired from the business,” says Curtis.

The search for a new Atrium Executive Business Center site led to the available space, the ninth floor at 740 E. Campbell Drive, the Ericsson Center building, on the southeast corner at Campbell Road and North Central Expressway in Richardson. Bill Cawley of Cawley International was the broker for Atrium Executive Business Centers; Chris Doggett was the leasing agent for Fobare Commercial representing the building owner.

ATRIUM: AN OPTION FOR MANY KINDS OF BUSINESSES

The diverse businesses at the new Richardson Atrium center include commercial real estate, data processing equipment leasing, hearing aid testing and services, real estate leasing, computer software companies, financial and retirement planning, tax advisors, and attorneys specializing in immigration and family law.

Charlie Phillips is a regional sales manager for Trilogy Leasing Co. LLC, a New Jersey-based technology leasing company. New and previously-owned technology equipment, from PCs and copiers to mainframes and telephone switches, as well as other capital equipment are available for lease from Trilogy.

“The Richardson Atrium Center is a good location, not only for its proximity to my house but also for access to downtown, to the Bush Turnpike and with reasonable access to airports," he said. "And it's in the middle of a lot of companies which are my clients or prospective clients. The staff are professional; it's a good work environment; the equipment and people work.”

Mike Sileo is corporate counsel for Microsemi Corporation (Nasdaq: MSCC), an Irvine, Calif.-based semiconductor manufacturer specializing in system-engineered integrated circuits and high reliability discrete devices, says: “I could be anywhere. The company has divisions and subsidiaries across the United States (California, Arizona, Colorado, Massachusetts) and internationally (Ireland, China). But the base of my legal operations is an office in the Atrium Executive Business Center in Richardson.”

“The AEBC staff are very responsive to the needs of tenants like me who have no on-site infrastructure,” said Sileo. “My paralegal assistants aren't here but instead are key personnel at every business site of Microsemi, and are efficient and effective in getting me the material I need to provide the required legal services. I'm connected by telephone and computer to whoever and whatever I want, and by this arrangement I don't have to travel to fulfill legal services to our divisions and subsidiaries. Accordingly, the full service office provided by AEBC as this Business Center is most valuable to me.”

A SITE FOR EXECUTIVE VISIBILITY

“A big reason for the choice of Ericsson Center was that the building had Class A office space as well as excellent transportation access for the clients and their customers,” said Bill Cawley of Cawley International.

“They were able to take a full floor and build it in such a way that executive offices and space from 100 to 300 feet could be constructed, with access to a central lobby/reception area and the many support services, including conference rooms for their customer and prospect meetings.”

Chris Doggett, vice president of marketing for Fobare Commercial, commented on the site selection: “I believe that Atrium chose this building because of the great location, ease of access into the property, and the covered parking for its tenants. And they recognize that many smaller companies desire to grow and prosper in the Telecom Corridor® area because of the economic value that can be achieved in this submarket once they enter into longer-term leases.”
